Sunnyvale’s next pizza option comes with a reputation for keeping the ovens busy long after dinner. Zio Al’s Sunnyvale plans put the DFW-grown pizza and pasta concept at Gateway Park. There, a new Tom Thumb is helping turn a busy intersection into a larger shopping and dining destination.
The restaurant is planned at 200 E. Town East Blvd., near Belt Line Road. It appears to be the brand’s first Sunnyvale location: the company’s current location directory lists restaurants across North Texas and in Katy, but none in Sunnyvale.
Zio Al’s Sunnyvale brings a late-night pizza reputation
A stretchy slice of pizza is the easy introduction. The clock is what helps set Zio Al’s apart. Several existing restaurants serve customers until 3 a.m. That gives the brand a following among people whose pizza cravings arrive after the usual dinner rush. The company has not announced hours for the future Sunnyvale restaurant.
The menu branches into pasta, wings and subs. A group can split a pie without everyone ordering the same thing. Still, pizza is the centerpiece. The appeal is straightforward: comfort food with options for both dinner and the late-night crowd.
According to the company’s history, founder Alex Frijat opened the first Zio Al’s in 2010 after working as a pizza delivery driver. Since then, the concept has spread across DFW. Its Texas growth now also reaches Greater Houston, where the company lists a Katy restaurant and has additional expansion projects planned.
Zio Al’s Sunnyvale joins Gateway Park’s next chapter
Gateway Park gives the restaurant a setting with a much bigger draw than a single storefront. The roughly 60-acre mixed-use development near Town East Boulevard and Belt Line Road calls for approximately 240,000 square feet of development. The town has described it as an estimated $120 million investment.
Gateway Park’s anchor is the newly opened Tom Thumb. Local officials identified it as Sunnyvale’s first major full-service grocery store. For future Zio Al’s Sunnyvale customers, that could mean combining a grocery run with a pizza pickup. Meanwhile, each new restaurant gives shoppers another reason to stay.
Sunnyvale economic-development material describes additional retail space, restaurant opportunities and planned recreation uses as Gateway Park continues to take shape. Together, those uses are building a broader commercial destination within the town. A new restaurant inside existing lease space
The Zio Al’s Sunnyvale project calls for a 1,710-square-foot restaurant buildout in existing lease space. The registered construction value is $175,000, with work currently scheduled from October 2026 through February 2027. That schedule describes construction, not an announced opening date.
Available leasing material does not establish the restaurant’s exact suite. For now, the filing’s street address is the clearest location detail. For Sunnyvale diners, the bigger takeaway is simpler. A Texas-grown pizza brand is preparing to join the town’s growing grocery-and-dining destination.
