Lantern at Robstown is bringing a senior-housing proposal into sharper focus with an $8.465 million construction filing. The latest registration lists 49 apartments in a three-story building along County Road 44, approximately 0.14 mile west of County Road 69. It estimates work from August 24, 2026, through October 24, 2027, covering 49,760 square feet.
The bigger story is who those homes could serve. Earlier state housing records describe a community designed for older residents with limited incomes—a different kind of housing investment from a conventional market-rate apartment complex.
Who Lantern at Robstown is designed to serve
A March 2025 market study filed with TDHCA describes one- and two-bedroom apartments for residents 55 and older. The proposed homes carried income restrictions at 30%, 50%, and 60% of area median income. The report was prepared for Ronnie Gyani of G2 Equity Inc.
Those percentages describe income eligibility bands, not a promised monthly rent. Current leasing prices, application instructions, and final eligibility details have not been announced in the records reviewed.
A local need behind the new homes
The same study reported waiting lists at every tax-credit comparison property surveyed. That is a dated snapshot from 2025, but it gives the proposal a more meaningful backdrop: households were already seeking apartments within the area’s income-restricted housing supply.
Lantern also appears as an award recipient on TDHCA’s July 2025 competitive housing tax-credit list.
Room for routines and neighbors
The new construction filing includes a fitness center, community room, mail lounge, leasing office, and dog park. Together, those shared spaces give the proposal an everyday-life dimension: room to exercise, collect the mail, spend time with neighbors, or take a dog outside.

Lantern at Robstown: 39 units or 49?
The earlier TDHCA documents list 39 apartments, while TDLR registration TABS2027000755 lists 49. The newer filing supplies the construction figures reported here; the older documents establish the proposal’s senior-housing background. The difference does not, by itself, confirm a ten-unit expansion or establish the final income mix.
For now, October 2027 is an estimated construction completion date. A public opening or move-in date remains unconfirmed.
