Granbury’s rapidly growing East Highway 377 corridor is adding another familiar Texas name.
Rosa’s Café & Tortilla Factory is moving forward with its first Granbury restaurant, a nearly $1 million ground-up project planned at Luton Ranch.
The new restaurant is planned for 3602 E. Highway 377 and will span approximately 6,559 square feet, according to a new state construction filing.
The project carries an estimated construction cost of $950,000, with work scheduled from Aug. 1, 2026, through May 31, 2027.
And while Rosa’s arrival in Granbury was previously confirmed, the new filing gives us a much clearer picture of what’s actually being built.
Rosa’s Is Coming to Luton Ranch
Plans place the restaurant at Luton Ranch, an established shopping center along East Highway 377 that includes retailers such as Marshalls and Ross Dress for Less.
Local reporting first confirmed Rosa’s plans earlier this summer after checking directly with Granbury officials.
The city confirmed Rosa’s Café was coming to the area, while another rumored restaurant—Jason’s Deli—had not been confirmed. That distinction matters as development rumors continue circulating around the growing corridor.
Now the Rosa’s project has progressed into the construction process.
The new filing describes a 6,559-square-foot ground-up restaurant, rather than a remodel or conversion of an existing space.
That means Granbury isn’t simply getting Rosa’s name on an existing storefront.
It’s getting a purpose-built restaurant.
This Will Be Granbury’s First Rosa’s
Rosa’s currently operates locations across Texas, but the company’s location directory does not show an existing restaurant in Granbury. Rosa’s Café locations
That makes the Luton Ranch project the chain’s first Granbury location.
Rosa’s is part of Fort Worth-based Bobby Cox Companies and has developed a loyal following for its fast-casual Tex-Mex menu.
The restaurant serves fajitas, tacos, burritos, enchiladas, tamales and breakfast, but its freshly made tortillas have become one of the brand’s signatures. Rosa’s Café & Tortilla Factory
Many locations also combine dine-in service with a drive-thru, giving the concept a footprint considerably larger than a typical fast-casual restaurant.
Granbury’s planned 6,559-square-foot building reflects that larger format.
East Highway 377 Keeps Growing
Rosa’s won’t be arriving alone.
The stretch of East Highway 377 surrounding the project has become one of Granbury’s busiest areas for new commercial development.
Several other projects have been moving forward along the corridor, including new retail, restaurants, residential development and other commercial investments.
Academy Sports + Outdoors and Hobby Lobby have been among the major retailers progressing in the area, while a new McDonald’s and AutoZone have also been part of the recent development activity.
LakeView Landing is adding another piece to the growth, with residential development accompanied by future commercial opportunities.
And there’s another sizable investment planned just down Highway 377.
A new Frost Bank Granbury Financial Center is planned at 3904 E. US Highway 377. State construction records put that project at approximately $12 million, with a new financial center and drive-thru motor bank lanes planned for the property.
The Frost project isn’t connected to Rosa’s, but its proximity provides another example of the amount of private investment moving into Granbury’s eastern commercial corridor.
Nearly $1 Million Going Into the New Restaurant
The Rosa’s project itself represents an estimated $950,000 investment.
Construction records identify BDC Family Limited Partnership as the project owner.
That name has a direct connection to Rosa’s.
The owner’s listed address is 5000 Overton Plaza in Fort Worth, the same address used by Rosa’s parent company, Bobby Cox Companies. Bobby Cox Companies and Rosa’s contact information
That corporate connection provides another indication that this isn’t an early speculative restaurant proposal.
Rosa’s is moving forward with a purpose-built Granbury location.
Construction Is Moving Forward
The project is currently registered with the state, with construction scheduled to continue through May 31, 2027.
That completion date represents the anticipated construction timeline rather than a confirmed restaurant opening.
Rosa’s has not announced an official grand-opening date for the Granbury location.
Still, the combination of the city’s earlier confirmation and the newer construction filing removes much of the mystery surrounding what’s coming to Luton Ranch.
Granbury residents aren’t just getting another rumor along Highway 377.
