A new Mediterranean restaurant is moving closer to reality at The Sound at Cypress Waters, and this one comes with a pretty nice view.
Desert Rose Mediterranean is preparing to build out its new restaurant at 3001 Olympus Boulevard, Suite 150, according to a recently registered Texas construction filing.
Plans call for a $900,000 interior finish-out, with construction scheduled to begin November 1, 2026, and continue through June 1, 2027.
But the restaurant itself isn’t the only attraction.
Desert Rose is also bringing a rooftop patio overlooking North Lake.
Desert Rose Joins The Sound at Cypress Waters
Desert Rose was first announced as a future tenant at The Sound in 2025.
Early leasing information described the project as a 3,714-square-foot Mediterranean restaurant with an additional 1,565-square-foot rooftop patio overlooking North Lake. Read about the Desert Rose lease at The Sound
The newer construction filing lists a larger 6,650-square-foot project area for the interior finish-out.
Those figures don’t necessarily conflict. Leasing measurements, rentable space, patios and areas included in construction documents can be calculated differently. Either way, the plans point toward a substantial new restaurant rather than a small counter-service concept.

The Rooftop Could Be the Real Attraction
Mediterranean food may get customers through the door, but Desert Rose picked a location where the scenery can become part of the experience.
The Sound at Cypress Waters is the lakefront retail and entertainment district within the much larger Cypress Waters development.
Restaurants, apartments, trails and entertainment surround North Lake, while the nearby Rogers-O’Brien Amphitheater hosts concerts and community events.
That makes a rooftop restaurant particularly interesting here.
Rather than another patio facing a parking lot, Desert Rose’s announced rooftop space will overlook North Lake, putting it directly into the atmosphere The Sound has spent years building around waterfront dining and entertainment.

A New Wave of Businesses Is Filling The Sound
Desert Rose isn’t arriving alone.
Its lease was announced alongside several other additions to The Sound, including fitness, wellness and specialty food concepts.
In fact, when those leases were announced in September 2025, Billingsley Company said only one space remained available in the newest retail building.
That building is now filling out.
Cypress Waters’ current directory places Desert Rose in Suite 150 at 3001 Olympus Boulevard, with additional businesses occupying or preparing spaces around it.
The activity adds another layer to a development that has evolved well beyond a traditional office park.
Cypress Waters spans roughly 1,000 acres, while The Sound functions as its walkable dining and entertainment hub.
So What Exactly Is Desert Rose?
For now, there’s still some mystery surrounding the restaurant itself.
Public announcements consistently identify Desert Rose as a Mediterranean restaurant, but Texas Construction Media could not independently establish a detailed menu or a confirmed connection to another existing Desert Rose restaurant.
That’s important because several unrelated restaurants elsewhere use the same name.
So we’re not going to connect dots that haven’t actually been connected.
What is confirmed is much more useful: Desert Rose Mediterranean has leased space at The Sound, Cypress Waters currently lists the restaurant as Coming Soon, a rooftop patio overlooking North Lake was included in its announced plans, and a new state filing shows a $900,000 build-out preparing to move forward.
When Will Desert Rose Open?
The construction filing currently schedules work from November 2026 through June 1, 2027.
That June date represents the anticipated completion of construction listed with the state. It should not be treated as an official restaurant opening date.
Desert Rose has not announced a firm opening date that Texas Construction Media could verify.
Still, the new filing provides another tangible step toward getting the restaurant open.
And when it does arrive, Desert Rose won’t simply add another restaurant to Cypress Waters.
It’ll add another place to eat above it.
