Chipotle is planning a new restaurant at 3500 E. Parmer Lane in Austin’s EastVillage development. A state registration lists a $700,000 tenant improvement covering 2,385 square feet, with construction scheduled from April 5 through September 1, 2027. The completion date is an estimate for construction; a restaurant opening date has not been announced.
The project appears in the Texas Department of Licensing and Regulation filing as Chipotle #6221 East Village, TABS2027000953. EastVillage also lists the restaurant as coming soon in its own directory, giving the Parmer Lane community another confirmed name for its expanding dining lineup.
Chipotle Joins EastVillage’s Growing Dining Lineup
The restaurant will be part of a much larger neighborhood taking shape in Northeast Austin. Developer Reger Holdings is behind EastVillage, a 425-acre mixed-use development that brings housing, offices, shopping and entertainment together.
The development’s master plan calls for 350,000 square feet of retail and restaurant space, a 1.5-acre village green, a 150-acre natural preserve and more than five miles of hiking and biking trails. Its scale gives this Chipotle location a setting that reaches beyond a typical restaurant stop along a busy road.
According to EastVillage’s tenant directory, Shake Shack, Torchy’s Tacos, Potbelly and Dave’s Hot Chicken are also coming soon. Those planned additions would give residents and visitors a wider range of casual dining choices within the development.
Chipotle Started With One Denver Restaurant
Steve Ells opened the first Chipotle in Denver in 1993, across from the University of Denver. Burritos he encountered in San Francisco helped inspire the original restaurant, which grew into a national fast-casual chain.
The central idea remains easy to recognize: choose a meal, then build it around the ingredients you want. That flexibility lets one customer order a loaded burrito while another chooses a bowl or salad.
Burritos, Bowls and More
Chipotle’s menu includes customizable burritos, bowls, tacos, salads and quesadillas. Guacamole and chips round out the familiar options, giving customers room to make lunch a quick bite or a bigger meal.
For EastVillage, the planned restaurant adds another everyday dining option to a community designed around living, working and gathering in one place. The filing identifies an interior tenant improvement, but it does not establish a Chipotlane or drive-through. An exact suite number has not been confirmed.
