A planned Bath & Body Works Willis store would bring the retailer’s colorful body-care displays, signature fragrances and seasonal candles to Market at Willis. The 3,121-square-foot project at 12244 Interstate 45 North carries an estimated $350,000 construction cost.

The retailer would finish vacant shell space within the shopping center, adding another specialty-shopping destination in Willis. No official opening date has been confirmed.

For shoppers, the appeal goes beyond another storefront. Bath & Body Works builds its identity around scents that move from a fragrance mist to a lotion, candle or home-fragrance refill.

From a 1990 Debut to an International Fragrance Brand

Bath & Body Works traces its start to September 1990. Its 35th-anniversary company history identifies Cambridge, Massachusetts, as the location of its first store.

Over the following decades, the brand expanded from personal-care shopping into a broader fragrance business. Body lotions and shower products share the shelves with fine fragrance mists, hand soaps, sanitizers and gifts. Candles and Wallflowers refills extend that scent-focused approach into the home.

The company’s fiscal 2025 annual report counted 1,927 company-operated stores in the United States and Canada as of January 31, 2026. Another 573 international stores operated through partners. Those dated figures illustrate the scale of the business rather than a live store count.

Familiar Scents Give Shoppers a Place to Start

The brand’s collections offer different ways to choose a fragrance: bright and fruity, soft and floral, sweet or woodsy. Its official product descriptions help explain what separates several established favorites.

Champagne Toast takes a fruity direction, combining champagne-inspired notes with berries and tangerine. It is the kind of scent profile that brings citrus brightness to a candle display.

Japanese Cherry Blossom leans floral, pairing its namesake blossom with pear, mimosa, jasmine and sandalwood notes. The combination gives shoppers a different starting point from a sweeter fruit-led fragrance.

A Thousand Wishes layers prosecco and quince notes with peony, amber and amaretto crème. Meanwhile, Mahogany Teakwood brings a woodsy profile with mahogany, teakwood, oak and lavender notes in its Wallflowers refill.

These descriptions refer to existing products, not a confirmed assortment for the proposed store. The exact Bath & Body Works Willis fragrance lineup, prices and seasonal inventory remain unannounced.

Candles and Collections That Change With the Calendar

A visit to an existing store can involve comparing a familiar body mist with a seasonal candle or finding several products in a favorite fragrance. Three-wick candles, creams and gift merchandise give shoppers different ways to bring those scents home.

Seasonal displays are another part of the experience. The merchandise and packaging change through the year, giving returning customers new collections to browse alongside established names.

The retailer’s official shopping site groups its offerings across body care, candles, home fragrance, soaps and other categories. A future Willis assortment will depend on what the company chooses to stock when the store opens.

How Bath & Body Works Willis Fits the Off-Mall Shift

The location also reflects a larger change in how the company reaches shoppers. Bath & Body Works has increasingly favored shopping centers outside traditional enclosed malls.

Its fiscal 2025 annual report says 60% of its North American stores were off-mall as of January 31, 2026. The company identified a longer-term target of 75%. Nearly all of its 94 new North American stores during that fiscal year were off-mall.

Market at Willis offers that type of setting: specialty retail within a broader destination for shopping, services and dining. The Willis proposal fits the pattern, although the company’s annual report does not specifically identify this project.

Market at Willis Placement Near Ulta Beauty

Fidelis Realty Partners’ property materials place Market at Willis at Interstate 45 and Farm to Market Road 1097. Its tenant directory identifies H-E-B, Lowe’s, Academy Sports + Outdoors, Burlington, Ross, Five Below, PetSmart, Planet Fitness and Ulta Beauty among the center’s retailers.

The publisher-supplied leasing illustration identifies Bath & Body Works in Retail Building P near the separate Ulta Beauty building. That would place two recognizable beauty and personal-care retailers close together, without implying a joint project or partnership.

The state filing identifies Spaces P7 and P8. The supplied illustration uses numbered storefronts, while the developer’s downloadable plan still shows pending or available space at the address. The precise numbering correspondence has not been independently verified.

An earlier Building P registration lists a 12,800-square-foot retail shell at the same address. The new project concerns finishing part of that larger building, not constructing a standalone Bath & Body Works.

The store joins a broader stream of local commercial plans, including 7 Brew’s proposed Willis coffee stand. That separate project adds dining context to the area’s continuing development.

Construction Plans and What Comes Next

Texas Department of Licensing and Regulation registration TABS2027003433 lists the Bath & Body Works interior build-out at 3,121 square feet. It identifies Market at Willis Associates LLC as the owner and GPD Group Professional Corporation as the design firm.

The estimated construction schedule runs from January 4 through March 19, 2027. Those dates describe anticipated construction milestones, not a confirmed opening schedule. The $350,000 estimate covers the registered work rather than a finalized total investment.

For the planned Bath & Body Works Willis store, an opening announcement and local product details are still to come. The proposal would give area shoppers another place to explore a familiar fragrance, compare a seasonal candle or pick out a gift.
