A grocery trip at Gateway Park could soon come with a frozen yogurt stop. Menchie’s Sunnyvale plans call for a new shop at 200 E. Town East Boulevard, Suite 105, adding a recognizable dessert brand to the town’s growing shopping and dining destination.
The project involves finishing out 1,806 square feet inside a shell building. It places Menchie’s near the intersection of Town East Boulevard and Belt Line Road, where Tom Thumb anchors a broader mix of retail and restaurant space.
Menchie’s Sunnyvale adds a build-your-own dessert stop
Menchie’s is known for a self-serve format: customers choose frozen yogurt flavors and add toppings to make their own combinations. The brand offers rotating flavors, including vegan and no-added-sugar options, along with frozen yogurt cakes. However, the Sunnyvale shop’s exact flavor lineup, cake offerings and hours have not been announced.
According to the company’s history, Menchie’s opened its first store in Los Angeles in 2007. Its shops emphasize a casual setting for families and friends. That makes the concept a natural fit for a shopping center where visitors can combine errands with a dessert stop.

The chain already has a North Texas presence. Its official directory lists a Watters Creek location in Allen at 930 Village Green Drive. The Sunnyvale filing represents another planned location in the region, rather than the brand’s arrival in DFW.
Another tenant for Gateway Park
Sunnyvale’s economic-development organization describes Gateway Park as a roughly 240,000-square-foot development anchored by Tom Thumb. It identifies Deric Salser as the developer. Menchie’s would add a dessert option to that larger commercial destination.
The exact-address commercial listing for 200 E. Town East Boulevard markets a 24,500-square-foot retail building. The town’s September 2024 Gateway Park staff report also describes a retail building of that size facing Town East Boulevard, alongside the grocery-store component.
TCM previously covered Zio Al’s planned Sunnyvale restaurant at Gateway Park. Together, the pizza and frozen yogurt projects show how the center’s dining options are taking shape around its grocery anchor. Each is a separate tenant project, with its own construction timeline.

What the construction filing establishes for Menchie’s Sunnyvale
The Texas Department of Licensing and Regulation registration, filed October 19, 2026, lists an estimated $230,000 construction cost. It describes the work as a tenant interior remodel of a shell building, with estimated construction dates of December 18, 2026, through January 18, 2027.
The registration names HL8 Real Estate Ltd. as the owner and Interplan LLC as the design firm. Those roles do not establish the identity of the local franchise operator. The filing does not name an assigned tenant contact.
For Menchie’s Sunnyvale, the January date is a construction estimate, not a confirmed opening. A state accessibility registration also does not establish that a local building permit has been issued. A store-specific municipal approval and opening announcement were not verified in the public records reviewed.
The clearest takeaway for residents is the planned new dessert option at Gateway Park. As the tenant space moves toward completion, the opening date and shop-specific details remain the next pieces to watch.
