Ulta Beauty is planning a new store at Westfork Crossing along Prosper’s U.S. Highway 380 retail corridor, according to a state accessibility filing. The proposed 10,000-square-foot space at 5030 W. University Drive, Suite 800, would give the beauty retailer another address in town, where it already operates at Gates of Prosper. Whether both stores will remain open has not been confirmed.
The Ulta Beauty Prosper project carries an estimated construction cost of $618,682. It calls for interior mercantile remodeling within an existing shell, rather than a standalone, ground-up building. The filing identifies the proposed store as Ulta Beauty #1885.

Where the Ulta Beauty Prosper project fits
Westfork Crossing is a United Commercial Development project along University Drive, also known as U.S. Highway 380. The developer’s Westfork Crossing overview describes a mix of junior-anchor space, smaller retail buildings and an LA Fitness component. Those center-wide figures cover a much larger development than Ulta’s individual suite.
Ulta currently lists a store at 1031 S. Preston Road in Gates of Prosper. The Westfork project is at a separate address, but the filing does not say whether it will supplement or replace that existing location.
The new filing adds a named retailer to the discussion of Westfork’s future tenant mix. However, it does not specify a final merchandise assortment, salon services or a customer opening date for Suite 800. Those details remain to be confirmed by the retailer.

Planning records add a truck-bay screening requirement
Prosper’s Planning and Zoning Commission approved the Westfork Crossing site plan and final plat on April 14, 2026, by a 5–0 vote. The meeting minutes include a requirement to screen truck bays on the building’s north side.
A later Town development-services report links the same site-plan case, DEVAPP-25-0114, to 5030 W. University Drive and a 153,700-square-foot retail building. That is the broader building context, not the size of the Ulta store. The commission’s action likewise concerns the center’s site plan and plat; it is not evidence of separate approval for Ulta’s interior layout or an announced store opening.
Construction timeline and what remains unconfirmed
The Texas Department of Licensing and Regulation registration lists an estimated construction start of March 1, 2027, and completion of May 31, 2027. These are construction estimates supplied in the filing, not guaranteed dates or an opening announcement.
United Commercial Development is named as the owner, and Robert G. Lyon & Associates as the design firm. The project remains registered with the state. While an opening date and the future of Ulta’s existing Prosper store are unconfirmed, the proposed buildout illustrates how Westfork Crossing is adding potential retail tenants along the town’s growing U.S. 380 corridor.
Elsewhere in Prosper’s retail landscape, TCM has also covered CAVA’s plans at the Gates of Prosper. The two projects concern separate shopping centers and should not be treated as part of the same construction package.
