The next 7 Brew Bryan location would bring the brand’s second city stand to Culpepper North, a shopping center with four decades of retail history. Plans call for a 510-square-foot drive-thru at 1719 E. State Highway 21, expanding beyond the existing Villa Maria Road location.
The address adds a local twist to a familiar coffee-chain expansion. Culpepper North began as a Safeway development in 1986, and its owner now lists 7 Brew among the center’s tenants.
7 Brew Bryan expands beyond Villa Maria
7 Brew’s current official directory identifies one operating Bryan stand, at 612 E. Villa Maria Road. The Highway 21 project would give customers another location in a different part of the city.
For drivers familiar with the existing stand, the expansion would put the same beverage-focused concept near Texas Avenue and State Highway 21. It would join an established shopping area surrounded by residential neighborhoods.
The brand specializes in drive-thru service and customizable drinks, including coffee, energy drinks, teas and other beverages. Its small stands put the emphasis on ordering from a vehicle rather than settling into a traditional sit-down coffee shop.

From Safeway to a changing tenant mix
According to Culpepper Realty’s property history, the Culpepper family developed Culpepper North for Safeway in 1986. That places the new coffee project within a shopping center that has served Bryan for about 40 years.
The grocery-centered property has evolved through changing retail uses. Culpepper’s current materials identify tenants including La Michoacana, Dollar Tree and Cricket, alongside 7 Brew.

The landlord’s listing adds support beyond the construction record: both sources connect the coffee brand to Culpepper North. The listing does not mean the Highway 21 stand has opened.
Culpepper describes the center as approximately 54,135 square feet on 5.54 acres. Its scale and tenant mix place the project in a neighborhood shopping setting, with everyday retail already surrounding the proposed addition.
The property continues to change physically, too. Culpepper’s marketing materials identify a Murphy USA gas station built in 2025. That recent addition and the coffee project show continued investment around the longstanding center.
TCM has not verified a current plan labeling the exact 7 Brew Bryan pad. The available material therefore does not establish which portion of the property the stand will occupy.
7Crew brings a broader development pipeline
The filing names 7Crew Enterprises LLC as the tenant. The franchise group describes its development territory as spanning Texas, Oklahoma, New Mexico and Florida.
In a company update celebrating its May openings, 7Crew identified Beverly Hills, Texas, as its 80th stand. That milestone places the Bryan project within an established, multi-market development operation.
Other 7Crew registrations in Granbury and Odessa also pair a 510-square-foot stand with a $1.5 million estimate. The Granbury project shares the Bryan filing’s Arkifex Studios design firm and Clint Ryan filing contact.
Those recurring details suggest a repeat development format. They do not establish an identical site layout, since each property brings its own access and construction requirements.
7 Brew Bryan plans a small stand and site investment
The new state registration, TABS2027002136, lists a $1.5 million construction estimate and identifies Culpepper North LLC as owner. It calls for new construction rather than remodeling an existing restaurant.
The 510-square-foot figure describes the coffee shop, not the entire drive-thru operation. A project estimate can also cover development work beyond the enclosed stand, such as paving, utilities and vehicle circulation. The filing does not break out those costs individually.
The filed construction schedule runs from June 15 through October 29, 2027. Those dates are estimates, and October 29 is not an announced opening date.
For Bryan, the project would extend 7 Brew from Villa Maria Road to another established commercial corridor. At Culpepper North, it would add a modern drive-thru use to a property whose retail story began with Safeway four decades ago.
