A growing mixed-use development along FM 407 in Argyle has landed another national retailer.
AutoZone is planning a new location inside Avalon at Argyle, near the corner of FM 407 and Avalon Boulevard.
The project calls for construction of a 7,381-square-foot AutoZone store from the ground up, with an estimated investment of nearly $1.1 million.
And while another AutoZone might not sound like a massive development story on its own, this location carries some additional significance.
It will be one of the first businesses to open within the commercial portion of the much larger Avalon at Argyle development.
AutoZone coming to FM 407
According to construction records filed with the Texas Department of Licensing and Regulation, the new store will be built on Lot 1, Block A of North Avalon Addition Phase 1.
Construction is currently scheduled to begin June 7, 2027, with completion targeted for December 30, 2027.
The project carries an estimated construction cost of $1,098,315 and is currently listed as Project Registered.
Those dates represent the current construction schedule rather than an official opening timeline. AutoZone has not announced an opening date for the Argyle store.
The company itself is handling design work for the project.
Part of the larger Avalon at Argyle development
The legal description in the construction filing doesn’t tell the whole story.
North Avalon Addition is part of Avalon at Argyle, a large mixed-use development stretching along I-35W from FM 407 south toward Flower Mound.
The AutoZone will sit on the northern end of the development near FM 407 and Avalon Boulevard.
Avalon is designed to mix several types of development, including residential neighborhoods, retail, restaurants and office space.
Housing has already arrived.
The larger development includes Argyle Landing, a residential community that brought approximately 200 homes to Argyle. Now, commercial development is beginning to follow.
AutoZone will be among the first national retailers to establish a presence in that portion of the project.
AutoZone won’t be alone
Another business is already taking shape next door.
Fast Lane Car Wash is located immediately beside the future AutoZone site and was nearing its opening as of August.
Together, the two businesses provide some of the first signs of what the commercial side of Avalon could eventually become.
And there’s plenty of residential growth nearby to support it.
Marketing material for commercial property around FM 407 and Avalon Boulevard highlights nearby communities including Harvest, Pecan Square and Argyle Landing, along with the area’s access to I-35W.
That combination of rooftops and highway access is increasingly attracting commercial projects to western Argyle.
FM 407 is becoming a development hotspot
AutoZone is only one piece of a much larger wave of development happening around FM 407.
Nearby, Valley Creek Church is moving forward with its long-planned $15 million Argyle campus near Gateway Boulevard.
Other projects in the corridor include a sports facility along Gateway Drive, while additional commercial development has been proposed around the I-35W interchange.
All of that growth has also created concerns about whether the area’s road network can keep pace.
Earlier this year, Argyle officials considered a temporary development moratorium covering portions of the town’s west side as officials waited for major roadway improvements.
Denton County is working on improvements around FM 407 and I-35W, while a larger FM 407 project is expected to expand the roadway to six lanes between Gateway Drive and Cleveland-Gibbs Road.
For Argyle, it’s another sign of just how quickly this part of town is changing.
What’s next for AutoZone?
Construction on the new AutoZone isn’t expected to begin until summer 2027, so there’s still some waiting ahead.
However, the project provides another confirmed tenant for a commercial area that’s only beginning to take shape.
Once construction moves forward, Argyle will gain a new 7,381-square-foot AutoZone alongside Fast Lane Car Wash at the northern entrance to Avalon.
And as hundreds of homes continue feeding growth around the I-35W and FM 407 corridor, AutoZone likely won’t be the last recognizable name to join the development.
Avalon at Argyle is starting to fill in — and AutoZone is one of the first national retailers putting its name on the map.
