Supermercado Los Vaqueros Finds New Home at La Frontera

Supermercado Los Vaqueros is preparing its third store and first documented location outside Austin at Round Rock’s La Frontera. The 10,441-square-foot supermarket would occupy part of a former big-box space at 120 Sundance Parkway, Suite 200.

For shoppers who remember Office Depot or, more recently, flooring retailer iTile at that address, the project marks another change in use. This time, an Austin grocery operator plans to bring its supermarket format north, using roughly half of the former iTile footprint.

The new state registration names the project Los Vaqueros #3. That designation fits the documented sequence of two Austin stores followed by the planned Round Rock expansion.

Supermercado Los Vaqueros moves beyond Austin

Texas Health and Human Services vendor records identify Los Vaqueros #1 at 8752 Research Blvd. and Los Vaqueros #2 at 6800 Berkman Drive. Both addresses are in Austin.

Round Rock therefore represents a geographic step for the supermarket operation, rather than another store within its existing home city. The new address places location #3 in an established shopping district near the I-35 and SH 45 corridor.

Public business records connect the Supermercado Los Vaqueros identity with 3Vaqueros LLC and Reham Nafal. The Round Rock construction filing names Nafal as its owner/contact. Those records help connect the new project to the Austin supermarket business.

Inside the Supermercado Los Vaqueros format

The existing Austin operations offer a useful introduction to the concept. Austin public health records identify grocery and produce, meat and seafood, bakery, and taqueria operations under the Los Vaqueros name.

That mix brings ingredients for home cooking and prepared-food components under the same supermarket umbrella. The bakery and meat departments are part of the existing business’s identity, rather than incidental additions to a small convenience store.

Existing-store images illustrate the format: a staffed meat counter displays a range of cuts, while glass-front bakery cases hold trays of baked goods. Exterior signs also identify the panadería and frutería, or bakery and fruit-market departments.

Those departments give Round Rock readers a sense of what the operator already does. However, the current construction description does not establish the new store’s precise floor plan or confirm an identical department lineup.

From Office Depot to iTile

The Sundance Parkway space has already accommodated very different types of shopping. Office Depot previously occupied Suite 200 before a substantial conversion around 2020–21 prepared the space for iTile.

The earlier project covered approximately 20,443 square feet and reported about $1.33 million in construction work. Houston-based iTile subsequently opened its Round Rock location there in 2021.

Contemporary coverage of that opening described it as the hard-surface flooring retailer’s first Central Texas store. It was also iTile’s third location overall, following stores in the Houston area.

Supermercado Los Vaqueros now brings a different retail purpose to the same address. The sequence from office supplies to flooring to groceries makes this a story about adapting established space as well as expanding a regional business.

Supermercado Los Vaqueros takes a smaller footprint

The new supermarket’s 10,441 square feet amount to roughly half of the former 20,443-square-foot iTile space. The project therefore points to a partial reuse of the larger box, rather than a supermarket taking over its entire former footprint.

The available records do not establish the exact division of the remaining space or identify another incoming tenant. They do establish the size of the grocery project now moving through the construction-registration process.

Burlington provides a familiar landmark next door. Its official locator identifies the off-price retailer at 120 Sundance Parkway, Suite 100, within the same broader property.

For La Frontera, the change adds a grocery use to an existing retail building. It builds on the district’s established shopping setting without requiring a new stand-alone supermarket building.

What the filed schedule says

State registration TABS2027002068 describes an interior finish-out for mercantile use with an estimated construction cost of $300,000. The filing identifies the work as tenant-funded renovation and alteration.

Its projected schedule runs from Nov. 3, 2026, through June 26, 2027. Those dates concern construction; they do not constitute an announced supermarket opening date.

The next confirmed milestone for shoppers will be an opening announcement. For now, Supermercado Los Vaqueros has identified its Round Rock home: part of a familiar La Frontera retail box, repurposed for the Austin operator’s next store.
