A boba stop is joining the next chapter of Elyson Town Center’s growth. Feng Cha Cypress expansion plans call for a new tea shop at 7040 Elyson Exchange Way, Building E, Suite 300, adding specialty drinks to the developing Grand Parkway-area shopping and dining destination.
The concept already operates in Cypress at 20725 Tuckerton Road. This planned Elyson location would extend its local presence, giving residents near Grand Parkway and FM 529 another place to pick up a milk tea or meet over a cold drink.

What Feng Cha Cypress Fans Can Look Forward To
Feng Cha’s appeal goes beyond a single style of boba. Its official menu and brand website highlight milk teas, fruit-forward drinks, matcha and coffee, with options that range from refreshing to dessert-like.
One example is its Crème Brûlée Dirty Boba, which combines brown sugar boba with a creamy topping and caramelized sugar crust. For a different mood, the brand also offers fruit-and-tea combinations. That variety makes the shop a potential stop for both regular boba drinkers and someone trying a new flavor.
The company traces its beginnings to Richardson, Texas, where its founders opened their first shop in 2017. Its brand story centers on creating a place to relax and connect over tea. At Elyson, that concept would become part of a larger collection of neighborhood businesses.
A New Tea Stop in a Growing Community Hub
Elyson Town Center is a roughly 190,000-square-foot community hub within the larger Elyson master-planned community. Near Grand Parkway and FM 529, it brings restaurants, retail and services closer to surrounding neighborhoods.
Current leasing information identifies Feng Cha among the center’s tenants. MilkShake Factory already operates in the same Building E, adding a nearby example of the food-and-drink activity taking shape along Elyson Exchange Way.
The community’s official shopping and dining directory lists MilkShake Factory at Suite E-100. Feng Cha’s planned Suite 300 would bring a tea-focused choice to the building’s mix.
For residents, the significance is practical: more everyday stops close to home. A tea shop can serve a different purpose from a full restaurant, offering a quick drink between errands or a reason to pause after a meal.
Feng Cha Cypress Plans Call for a Compact New Shop
The new location calls for a 1,280-square-foot franchise finish-out, with a registered construction value of $150,000. Its address is in Cypress ZIP code 77433.
Construction is currently scheduled from October 2026 through February 2027. That is the planned work period, not an announced opening date for customers.
As Cypress continues adding dining and retail options, the project gives Elyson Town Center another recognizable name. For nearby boba fans, it points toward a new local stop as the center continues filling with businesses.
