McGregor Texas Construction: Districts, Redevelopment and Projects
McGregor began with a land auction beside the tracks. On September 7, 1882, buyers bid on lots in McGregor Springs from the back of a railroad flatcar. Two rail lines met here, giving farmers in western McLennan County a place to ship their crops and merchants a reason to set up shop. The L-shaped Santa Fe depot, built around 1904, still serves passengers on Amtrak’s Texas Eagle. McGregor depot history.
Downtown McGregor reflects the city’s railroad-era beginnings, with Main Street storefronts and older commercial buildings that connect today’s business district to its past. Preserving and adapting these spaces offers opportunities for local businesses while retaining the character of the historic downtown. Renovation work here differs from new construction on the edge of town: it often involves fitting modern uses into existing structures, maintaining established streetscapes and working within the scale of a traditional Texas main street.
Southwest of town, industrial construction has roots in the Army’s decision to build the Bluebonnet Ordnance Plant during World War II. Part of the former defense property later became a rocket-testing site. Beal Aerospace installed engine test stands in the late 1990s, and SpaceX leased land here in 2003. Merlin and Raptor engine test stands are among the structures documented at McGregor. That sequence connects McGregor’s wartime industrial legacy with its later role in aerospace testing, a distinctive part of the city’s economic history.
The McGregor Industrial Park covers more than 10,000 acres. Its scale and industrial infrastructure make it a different development setting from historic downtown: manufacturers and other industrial users weigh transportation access, utilities and large sites when planning facilities. The city’s economic development corporation publishes industrial site information, while the city handles planning, zoning and building permits. McGregor Industrial Park.
