Schertz Texas Construction: Interstate Industry and Community Growth
Schertz occupies a useful position between the Interstate 35 employment corridor and Interstate 10, rather than functioning simply as another residential extension of San Antonio. Its territory reaches into Guadalupe, Comal and Bexar counties, bringing several transportation and service jurisdictions into development decisions. The city’s April 2024 comprehensive plan addresses that geography through coordinated land use, transportation, public facilities and growth-capacity policies. Industrial access, neighborhood connections and the location of future services consequently belong in the same development discussion. A warehouse near an interstate interchange has different infrastructure needs from a neighborhood farther from the highway, even when both carry a Schertz address. That distinction helps explain the city’s mix of commercial construction and municipal investment.
Manufacturing and distribution give Schertz a business base beyond household-serving retail. Caterpillar and Sysco appear in the city’s economic development reporting, while the regional Guadalupe Valley economic development organization identifies Amazon and FedEx among companies with substantial local operations. These facilities connect production, food distribution and package delivery to the same interstate network, creating different demands for truck circulation, employee access and industrial space. Existing employers also matter when evaluating new construction: expansion within an established operating campus can have a different utility and transportation footprint from a speculative building on an undeveloped tract. Schertz’s workforce partnerships and business-retention efforts therefore complement recruitment, rather than treating every additional industrial building as a completely new economic sector.
The intersection of regional freight movement and local travel is central to Schertz’s infrastructure outlook. Connections to both I-35 and I-10 provide access to the San Antonio market and destinations farther along the Austin–San Antonio corridor. Proximity to Joint Base San Antonio–Randolph adds a separate employment and aviation context on the metropolitan area’s northeast side. Within Schertz, the comprehensive plan’s master thoroughfare component reserves a framework for future connections; a line on that map does not establish that a road is funded or under construction. Water, drainage and public-facility capacity must also accompany development. Together, those systems determine whether land with regional visibility can support a usable business site or a well-connected neighborhood.
Schertz’s economic development strategy became more specific with adoption of a new plan in September 2026. Prepared with TIP Strategies, the document organizes a three- to five-year program around business attraction and retention, workforce development and improvements to the places where people work and live. Target sectors include advanced manufacturing, aerospace and defense technology, food manufacturing, information technology and professional services, and power and energy. These are recruitment priorities, not announcements that individual facilities have been secured. Read alongside the 2024 land-use plan, the strategy points to an implementation question: where can suitable industrial and commercial sites, trained workers and supporting infrastructure be assembled without weakening the neighborhood and public-service systems that existing residents already depend on?
