Jersey Mike’s Wylie plans are bringing a new sandwich stop to State Highway 78. The sub shop is preparing a $350,000 interior build-out at 2205 N. State Hwy. 78, Suite 400, inside the Albert Retail development near Kreymer Lane. Jersey Mike’s also lists the exact address as in development on its official coming-soon directory.
For Wylie diners, the draw is familiar: freshly prepared subs, bread baked in-store and the tangy oil-and-vinegar finish known as Mike’s Way. For the property, the project represents a move from retail shell space toward a functioning restaurant in a commercial development planned several years ago.
Jersey Mike’s Wylie Plans a Highway 78 Build-Out
The Texas Department of Licensing and Regulation registration covers 1,400 square feet of first-generation tenant space. Work includes kitchen equipment, interior walls, finishes and mechanical, electrical and plumbing systems. This is a restaurant finish-out within a retail strip center, rather than construction of a standalone Jersey Mike’s building.
The filing names SCSD-Finnell, Ltd. as the property owner and AEP America as the design firm. Registered October 20, 2026, it carries an estimated construction window of November 16 through December 28, 2026. Those dates describe the proposed construction schedule, not a restaurant opening date.
Jersey Mike’s Wylie Site: Years in the Making
The location fits into the broader Kreymer Retail development at the southeast corner of Highway 78 and Kreymer Lane. Wylie’s Planning and Zoning Commission approved a site plan for a multitenant retail building on Lot 2 and a detention area on Lot 10 on June 20, 2023, according to the meeting minutes included in its July 18 packet.
The earlier site-plan materials describe a retail facade with brick, stone and stucco, landscaped areas and a meandering sidewalk along the highway and Kreymer Lane. That approval concerns the underlying retail development; the new filing identifies the specific work needed to turn Suite 400 into a sandwich shop.
The Jersey Mike’s Wylie proposal adds another dining option to a city where TCM has also covered Shake Shack’s Wylie plans. These are separate projects, but both give readers a reason to watch the city’s evolving restaurant lineup.

From a Teenage Employee to a National Sub Shop
The brand behind the Jersey Mike’s Wylie plans started with Mike’s Subs, a small Jersey Shore sandwich shop that opened in 1956. Peter Cancro began working there as a teenager, then bought the business in 1975 when he was just 17. His high school football coach, who was also a banker, helped him secure the financing.
The New Jersey Hall of Fame’s account of Cancro’s career traces the next turning point to 1987, when he began franchising and adopted the Jersey Mike’s name. The business that began as a neighborhood sandwich counter grew by taking that Jersey Shore identity to new communities.
Jersey Mike’s Wylie: The Mike’s Way Tradition
According to Jersey Mike’s company history, the shop’s signature preparation pairs lettuce, onions and tomatoes with oil, vinegar and spices. Bread baked on-site and meats and cheeses are central to the sandwich-shop format. The appeal is less about reinventing lunch than delivering a freshly assembled sub with a recognizable combination of crunch, seasoning and tang.

For now, the Jersey Mike’s Wylie project is in the development stage, with the state filing and company directory pointing to the same Highway 78 address. The next milestone for readers is the transition from tenant finish-out plans to an announced opening.
