Fitness Connection Greenspoint is planning a new beginning without leaving the neighborhood. The company says the mall’s last remaining business will relocate into an approximately $15 million gym on the same property as Greenspoint Mall makes way for CityNorth Industrial Park.
The club opened in March 2005. More than two decades later, Fitness Connection plans to maintain that community presence while replacing its mall location with a newly constructed facility. The company says the existing gym will remain open during construction.
Fitness Connection Greenspoint: The Last Business Standing
In its September 29 announcement, Fitness Connection identifies itself as the only business still operating inside Greenspoint Mall. Its decision to stay gives the redevelopment a connection to the property’s existing customers, even as its primary use changes.
The move would preserve a neighborhood fitness destination rather than end the club’s long relationship with Greenspoint. For members, the immediate benefit is continuity: they can keep using the current facility while plans for its replacement advance.
What the New Fitness Connection Greenspoint Gym Will Offer
The company’s announced plans include updated strength and cardio equipment, along with recovery amenities such as cold therapy and compression therapy. Fitness Connection says it will reveal additional experiences later.
Those features point to a broader gym experience that includes time spent recovering after a workout. However, the announcement does not provide a final equipment inventory, full amenity list or membership-access details for the new building.
The company describes its planned facility as approximately 45,000 square feet. Lincoln’s redevelopment announcement lists 45,500 square feet, while the state shell-building registration lists 45,750. The published figures differ slightly, and no explanation for those differences was established.
Inside the Current Greenspoint Club
The existing Greenspoint location already offers strength and cardio training, group fitness and turf workouts. Its official page highlights Arsenal Strength and Booty Builder equipment, rowing machines, air bikes and push sleds.
That mix gives members several ways to train, from machine-based workouts to movement across a turf area. Group classes offer another option for people who prefer an instructor-led session.
These details describe the current club. They should not be treated as a final equipment list for the replacement facility, whose full lineup remains subject to future announcements.

A Longstanding Chain Investing in Its Clubs
Fitness Connection traces its origins to 1998. In its September announcement, the Dallas-based company reported 46 clubs across Texas, North Carolina, Nevada and Georgia. Its business model emphasizes large workout spaces and a range of equipment at accessible membership prices.
The company also reported a separate $12 million investment in upgrades across its Dallas and Houston markets. Carrollton, Federal and The Woodlands received the most extensive changes, including expanded strength areas and recovery amenities. Similar work was underway in Pasadena, with additional transformations planned for 2027.
Fitness Connection Greenspoint would follow a different path: a new building within a redevelopment rather than an interior renovation. Both efforts reflect the company’s stated focus on improving clubs in communities it already serves.
CityNorth Will Reshape the Former Mall Property
Lincoln Property Company and New York Life Investment Management have announced CityNorth Industrial Park, an approximately $150 million redevelopment of about 80 acres at Interstate 45 and Beltway 8.
Plans call for roughly 1.2 million square feet of industrial buildings, plus retail and service uses. The new gym is one of those commercial components. The redevelopment would shift the property from enclosed-mall shopping toward industrial operations and supporting businesses.
Lincoln’s September announcement targeted October 2026 for the start of mall demolition and the first quarter of 2028 for completion of the initial industrial phase. Those are projected development milestones, not confirmation that demolition has begun or an opening schedule for the gym.
Elsewhere in Houston, TCM has covered Crunch Fitness plans for a former Conn’s store in Willowbrook. That separate project reuses retail space; Greenspoint’s plans instead call for a replacement building within a larger redevelopment.
A $15 Million Facility and a Separate Shell Registration
A newly registered project adds construction detail to the Fitness Connection Greenspoint plans. The Texas Department of Licensing and Regulation record, TABS2027003053, identifies the project as Greenspoint North and lists Fitness Connection as the facility name.
The filing describes a new vacant retail shell with associated site improvements. A shell is the building space that precedes the tenant’s interior finish-out and equipment installation. Its estimated $2.25 million cost therefore covers a different scope from the company’s approximately $15 million facility announcement.
The two amounts should not be added together or treated as competing estimates for identical work. The registration does not independently establish the complete gym investment or interior construction schedule.
The shell record lists 45,750 square feet and identifies REEP-IND CityNorth Owner TX LLC as owner. It names the design firm as “Powerrs Brown Architecture,” apparently a spelling error; Lincoln separately identifies Powers Brown Architecture as the redevelopment architect.
When Will Fitness Connection Greenspoint Relocate?
The registration schedules shell construction from December 10, 2026, through October 11, 2027. Those dates remain estimates. October 2027 is not an announced gym opening date.
The current club’s website lists 12300 North Freeway, Suite 200. The new registration lists the same street address with Suite 208. These are the suite numbers supplied by the respective sources; the replacement facility is not yet described as operating.
Fitness Connection has not announced an exact relocation date. It says members can continue using the existing club during construction, with the move occurring when the redevelopment reaches the appropriate stage.
For Greenspoint, the plan would carry a familiar business into a substantially different setting. Further announcements should clarify the new gym’s full amenities and the transition for members.
