Olive Garden Plans a $4.1 Million Restaurant at Kyle Park

Kyle, save a little room for the breadsticks. Olive Garden plans a new restaurant at 19865 I-35, adding a familiar Italian-American dining name to Kyle Park.

A Texas Department of Licensing and Regulation filing lists an estimated $4,097,000 investment in a 7,828-square-foot restaurant. Construction is scheduled for June 14 through December 20, 2027. The scope includes the restaurant, parking, landscaping, utilities and a dumpster enclosure. Those dates cover construction; an opening date has not been announced.

Where Olive Garden Fits at Kyle Park

NewQuest’s Kyle Park site plan identifies proposed Olive Garden as pad 32, between Gringo’s and proposed LongHorn Steakhouse along the highway frontage. That puts the restaurant within a broader collection of places to shop, eat and spend an afternoon.

The leasing plan lists 7,932 square feet for Olive Garden, slightly more than the newer state filing. The filing’s 7,828-square-foot figure is the basis for this report; the brochure provides the proposed location within the development.

According to the City of Kyle’s project update, Kyle Park spans 101 acres at I-35 and Bebee Road. Initial construction began in late 2025. The city’s announced tenant lineup includes Dick’s Sporting Goods, T.J. Maxx, HomeGoods, Barnes & Noble and Burlington, alongside restaurants and services.

The development also plans 426 apartments and publicly accessible green space. For residents, the larger idea is simple: more errands, dinner plans and shopping trips that can happen here in Kyle.

Olive Garden Started in Florida

Despite the Italian inspiration, Olive Garden’s story began in Orlando. The first restaurant opened on December 13, 1982, according to Darden’s account of the brand’s beginnings.

That makes the Kyle project another chapter in a restaurant story stretching back more than four decades. The appeal is easy to recognize: a sit-down meal, familiar pasta dishes and a table where nobody seems quite ready to leave the breadsticks alone.

Pasta Plans and Breadstick Priorities

The brand’s classic entrée menu includes Chicken Alfredo and the Tour of Italy. For diners who already have a favorite order, choosing dinner may take less time than deciding who gets the last breadstick.

The Kyle restaurant’s own menu and operating details are still to come. For now, the draw is a recognizable dinner option joining a shopping destination already taking shape. A bookstore browse, a few errands and pasta afterward could all become part of the same outing.
