A longtime restaurant property along President George Bush Turnpike appears headed for a major transformation.
Bubba’s 33 is planning a new 6,686-square-foot restaurant at 5085 George Bush Highway in Garland, the longtime home of Matt’s Rancho Martinez.
The project carries an estimated construction cost of $1.969 million and is classified by the state as new construction—not a renovation of the existing restaurant building. Bubba’s 33 has also confirmed the Garland location independently, with a company regional partner saying the restaurant is targeting a fall 2027 opening.
But the address makes this project considerably more interesting than another restaurant opening.
A New Restaurant on a Familiar Garland Site
For years, 5085 George Bush Highway has been associated with Matt’s Rancho Martinez, a longtime North Texas Tex-Mex restaurant.
Historical restaurant records place Matt’s at the exact address now identified for Bubba’s 33.
That initially makes the Bubba’s project look like an obvious restaurant-to-restaurant remodel.
The construction filing tells a different story.
Plans specifically call for a 6,686-square-foot new restaurant, with the type of work classified as New Construction. The project is currently registered with the Texas Department of Licensing and Regulation.
That distinction matters.
Rather than describing the project as a remodel of Matt’s existing restaurant, current records point toward a newly constructed Bubba’s 33 planned for the property.
The state filing does not specifically describe demolition of the existing building, so whether and how that structure will be removed remains to be confirmed.
Bubba’s 33 Brings Burgers, Pizza and Plenty of TVs
Bubba’s 33 is the sister concept of Texas Roadhouse, blending a sports-bar atmosphere with a family-friendly restaurant.
The menu centers on scratch-made burgers, pizza made with hand-stretched dough, wings, chicken tenders and other American comfort food. A full bar and wall-to-wall televisions are also central to the concept.
And there’s a particularly interesting Garland connection.
An existing Texas Roadhouse operates at 5012 N. President George Bush Highway, practically across the highway from the future Bubba’s 33.
That would put two concepts from the same restaurant company on opposite sides of the same busy corridor.
Apparently, Texas Roadhouse knows a corner it likes when it sees one. 😂
Garland Is Part of a Bigger Texas Expansion
The Garland restaurant also isn’t an isolated Bubba’s 33 project.
The company has several new Texas restaurants moving through construction and development, including projects in Sherman, Grand Prairie, Beaumont and Weslaco.
And one detail particularly stands out.
The new Bubba’s 33 planned in Weslaco is also listed at 6,686 square feet—the exact same size as Garland’s proposed restaurant.
That supports the idea that Garland is getting a purpose-built restaurant matching one of the brand’s current building formats.
By comparison, Bubba’s has handled existing buildings differently elsewhere. A recent Laredo project, for example, was specifically classified as a Renovation/Alteration involving reconstruction of an existing restaurant building.
Garland’s filing doesn’t use that language.
It says new construction.
Nearly $2 Million Planned for the Project
The Garland restaurant carries an estimated construction cost of $1,969,000.
KPM Ventures LTD is identified as the property owner, while GreenbergFarrow Architecture is listed as the project’s design firm.
Construction is currently scheduled to run from May through July 2027.
Those dates represent the anticipated construction schedule rather than the restaurant’s opening date.
Fortunately, there’s a little more clarity on that front.
Bubba’s 33 regional partner Stefan Gentry confirmed the Garland project and said the company expects the location to open in fall 2027.
That gives Garland residents something much more concrete than a construction estimate.
A Restaurant Property Heads for Its Next Chapter
There’s something fitting about another restaurant taking over this particular piece of Garland real estate.
Matt’s Rancho Martinez made the property a familiar dining destination.
Now, instead of simply changing the sign and remodeling the dining room, current construction records point toward a much larger transformation for the site.
A nearly $2 million, 6,686-square-foot Bubba’s 33 is planned along one of Garland’s busiest commercial corridors—with its Texas Roadhouse sister restaurant sitting almost directly across the highway.
If the current timeline holds, Bubba’s 33 expects to welcome its first Garland customers in fall 2027.
